Other Places launches a new low-carbon apartment block in Ōtepoti.

Hanover Place is a progressive new apartment development from our friends at Other Places, a design-led investment and development company based in Ōtepoti Dunedin, which previously developed the Ebb-Dunedin.

 

Working with AHHA architects, a studio based between Dunedin and Tāmaki Makaurau, Other Places has conceived a small-scale, highly sustainable apartment building. Wrapping a backstreet corner, the curved facade features a delicate grid on its facade that creates a distinct rhythm, a contemporary nod to the highly detailed facades of the city's heritage buildings.

 

Hanover Place is built from cross-laminated timber rather than concrete and steel, reducing its carbon impact by 65 percent, and is clad in terrazzo made from recycled brick from the site, along with Viroc cladding made from a mixture of timber and cement – again, to reduce its carbon footprint. Materials have been carefully chosen for their durability and provenance. The building is fossil-fuel free and highly insulated, designed to reduce its energy demand.  

 

There are four apartments per floor: one two-bedroom and three one-bedrooms. High ceilings and tall windows let in generous amounts of light. Planning is efficient – there is one bathroom per apartment to maximise living space and no hallways. Throughout, define spaces and functions are defined by a spine of cabinetry that runs the full depth of each apartment, moving from storage to kitchen to living.

Available for purchase off the plans now, with construction due to start in 2023. A ground-floor commercial space is also available for purchase.
